Now the fun starts. Your realtor probably handed you a stack of 3 cards or a list with 3 home inspectors phone numbers on it and said you have 10 days to get a home inspection done. You have no idea who to choose, and you don't know what to expect from a home inspection. You just want to get it over with and move on to the next step in the process.

I get it. I was in your shoes once too. I had no idea what to expect from a home inspection when I bought my first house. I picked the first name on the list and hoped for the best. The second time, I picked a friend that had just started inspecting, and it was a disaster that I am still paying for.

After that fiasco, I realized that the market is full of inspectors that are specialist. Licensed plumbers, electricians, roofers, and HVAC techs that decided to start inspecting houses. They are experts in their trade, but they don't know what to look for in the other trades. A good inspector is a generalist.
